Annual Inspection
Each home is inspected annually for violations of Hampton Park’s Covenants and Architectural Standards and Guidelines. The purpose of the inspection is to improve on the enforcement of covenants, standards & guidelines by inspecting the front, sides and back of each property for violations.
Many violations go unnoticed for years and leave homeowners scrambling during closings and present many difficulties gaining approval. Annual inspections will not replace routine weekly inspections but will be an addition to insure proper enforcement and timely correction is monitored thoroughly.
An annual inspection schedule will be posted online under the ARB tab for residents to view. Homeowners are encouraged to view the covenants, standards & guidelines and correct any current outstanding violations promptly to avoid receiving an action notice. An action notice will list any violations that need attention and a time table for correction.
The Board of Directors is charged with maintaining the architectural integrity of the community and preserving property values by ensuring that all homes are adequately maintained. In addition to property maintenance, the Board of Directors monitors homeowners who proceed with exterior modifications prior to obtaining written approval from the Association which is a violation of the Covenants. Homeowners risk all costs of bringing the item in question into compliance and possible fines and/or legal fees as authorized in the Declaration. The Covenants are legally binding upon all property owners.

7 Homes are inspected every Monday, Tuesday and Wednesday of each week.
Upon completion of the inspection homeowners are given a copy of the inspection sheet for their records and any violations in need of action within 5 business days via US Mail.
Inspections are scheduled using Section and Lot number starting at Section 1 Lot 1 and the schedule is posted under the ARB tab
