Annual Inspections

Inspections will begin on Wednesday, March 25, 2015.

Hampton Park Association

Each home is inspected annually for violations of Hampton Park’s Covenants and Architectural Standards and Guidelines. The purpose of the inspection is to improve on the enforcement of covenants, standards & guidelines by inspecting the front, sides and back of each property for violations.

Many violations go unnoticed for years and leave homeowners scrambling during closings and present many difficulties gaining approval. Annual inspections will not replace routine weekly inspections but will be an addition to insure proper enforcement and timely correction is monitored thoroughly.  

Homeowners are encouraged to view the covenants, standards & guidelines and correct any current outstanding violations promptly to avoid receiving an action notice. A courtesy notice will list any violations that need attention and a time table for correction.

The Board of Directors is charged with maintaining the architectural integrity of the community and preserving property values by ensuring that all homes are adequately maintained. In addition to property maintenance, the Board of Directors monitors homeowners who proceed with exterior modifications prior to obtaining written approval from the Association which is a violation of the Covenants. Homeowners risk all costs of bringing the item in question into compliance and possible fines and/or legal fees as authorized in the Declaration. The Covenants are legally binding upon all property owners.

Upon completion of the inspection homeowners will receive a courtesy notice and have 30 days for compliance of any violations.  A second notice allows for 15 days and if a third notice is required this becomes a hearing notice where you are then asked to meet with the board to address the issues.

2018 Pool Information


While school is in session the Celebration Pool is closed Monday- Thursday

Friday & Saturday, 10-7PM; Sunday-Thursday, 10:00-8:00PM

Funhouse Open 11:00am-7:00pm Every Day During Pool Season

*On Swim Meet Days Celebration Pool Will Close At 3:00 p.m.*

While school is in session the Festival Pool Summer Hours are 3:00 pm- 8:00pm

Saturday & Sunday 11:00am-9:00PM

**On Memorial & Labor Day, both pools close at 7:00 pm. **


Pool Rules:

-No children taller than the gate are permitted in the baby pool. All children in the baby pool must be supervised.

-The pool must be cleared for 30 minutes if there is thunder. Everyone must evacuate the pool deck.

-The pool will close if the lifeguard cannot see the bottom of the pool.

-Pool closure due to weather will be determined by an on-site personnel in accordance with Douglas Aquatics.


Lost & Found

-All items found at the pool will be held for 2 weeks. After two weeks, those items are subject to donation at the discretion of Hampton Park Management.

-All pool toys left behind will be placed in a bin for use at the pool.
